(Map courtesy Inside Airbnb) Tucked into Airbnb's recent pledge to work with cities on short-term rental regulation is a promise that some critics of the company are likely to find surprising. In communities where housing affordability is a critical issue, Airbnb says, the company will support limiting short-term rentals to primary residences. The promise is in line with the company's "home sharing" brand, and Airbnb downplays the seeming novelty of the commitment, pointing to what is says is a track record of supporting primary-residence regulations in cities like New York and... With as many of 70 percent of listings in New Orleans set up for whole-home rentals, it seems more likely the company makes its money by allowing investors and landlords to run de facto hotels out of residential properties, critics say. If Airbnb commits to limiting its listings to primary residences in major markets like New Orleans, it would provide concrete evidence its marketing pitch is actually in line with its business model, observers say. The company this year began adding tools that allow users to easily manage large numbers of properties and bookings, a moved aimed at attracting professional management companies. That would dramatically improve Airbnb's ability to expand out of cities, where it dominates online home-booking, and compete in resort towns, where second homes and investment properties predominate. Resort towns are the home turf of online rival HomeAway, whose brands, such as VRBO, are built around advertising entire-home vacation rentals. Both companies have a huge portfolio of listings in New Orleans, despite an outright ban in most of the city on renting for periods of fewer than 30 days -- or 60 days in the French Quarter. He said whole-home vacation rentals, which Curtis describes as "traditional" short-term rentals, are an entrenched part of the real-estate market in many destination cities, and they meet a demand left.
